Rising Construction Costs in Mauritius
Construction prices reach historic highs, posing challenges for the real estate sector.
In Mauritius, construction costs continue to rise, reaching unprecedented levels not seen in eight years. According to recent data from the Construction Price Index (CPI), the index recorded a figure of 153.7 in the second quarter of 2026, marking its highest level since the base year of 2018.
This increase is significant, with a rise of 8.5 points compared to the previous year, when the index stood at 145.2 in the same quarter of 2025. In percentage terms, this represents an increase of approximately 5.9%. Furthermore, the index also showed an upward trend from one quarter to the next, rising from 150.5 in the first quarter of 2026 to 153.7 in the second quarter.
This situation could have repercussions on the real estate sector, as higher construction costs may lead to increased prices for housing and infrastructure. Real estate developers and investors must therefore consider these factors in their future projects, which could influence the Mauritian real estate market as a whole.
