The latest statistical bulletin published by the Bank of Mauritius has revealed a concerning situation regarding the outstanding mortgage loans. Indeed, in July 2026, the total amount of loans granted to households reached Rs 214.5 billion, marking a notable increase compared to Rs 193.1 billion recorded a year earlier.

This rise, amounting to Rs 21.4 billion, corresponds to an increase of 11.08% in just twelve months, indicating an alarming upward trend in the mortgage credit sector. More specifically, housing debt has reached Rs 151.34 billion, which represents a considerable share of all loans.

This situation raises concerns about households’ ability to manage such a financial burden, especially in an economic context where interest rates can fluctuate and other essential expenses weigh on family budgets. Mortgage credit, which already constitutes a significant portion of household income, could become an additional vulnerability factor in the event of an economic slowdown or an increase in interest rates.

By publishing these figures, the Bank of Mauritius highlights not only the growth of mortgage credit but also the potential risks associated with such dependence on borrowing. Experts recommend increased vigilance and careful monitoring of real estate market trends to prevent this situation from turning into a financial crisis for many Mauritian households.
